sell your timeshare.
What are your options, for selling your timeshare, you might ask?
Sell via my resort
Usually, you should first contact your resort. Some resorts have active sales teams that are
involved in selling both newly developed units as well as resales from existing owners.
You will discover that your resort charges a hefty resale commision. Some of the largest,
national timeshare developers charge commissions in the range of 45%-55%. No doubt
you will be surprised at this. Possibly, the salesperson, during their 'soft' sell presentation
had told you that 3-5 years later, their timeshares re-sell for 10%-20% more than the original
purchase price. Unfortunately, these salespeople usually neglect to mention the resort's resale
commission.
Should you reject this option because of the high commission? -- We think not. Your resort
is geared for selling timeshares. No one else can offer freebies to lure in prospective buyers.
No one else can have prospective buyers sit for 2 or 3 hours of a 'soft' sell presentation. If this
option is available it may well be your most convenient means for getting out of your unit.
And, you simply shouldn't look at the commission as a loss. You did enjoy significant savings
during your years of ownership. Very often, you have saved far more during your years of use
than you will be paying out in a commission.
Unfortunately, the majority of resorts do not have a resale program. Or, they may
have one, but refuse to accept less desirable weeks for their resale program, claiming
that they already have too many such weeks in inventory. Therefore for the majority of
timeshare owners, having the resort handling the resale is not an option at all.
Sell via a commission broker
Independent commision-based brokers, will usually charge a commission of $1000-2000, plus,
possibly, and additional 10-20% of the actual sales price. Most commision brokers tend to be
realistic about the price that your timeshare can be sold for. Furthermore, commission
brokers usually do not receive one cent unless your unit is actually sold. We strongly
recommend that you contact a commision broker.
Sell via a timeshare resales listing service.
A timeshare resales listing service, such as

can put your timeshare before thousands of prospective buyers who are actively searching
for a good deal on a timeshare. Who are these buyers? Usually, they are people who
attended a timeshare presentation, and wisely decided that they could do better by
buying on the timeshare resale market rather than from the developer directly. Or
they may be people who already own a week in the area and are looking to add to their
time. Regardless, all resale purchasers are looking for a substantial discount to
the original developer prices.-- After all, if they wanted to pay developer prices
they would have already done so. In return for their getting a significant discount,
timeshare resale buyers usually need to be flexible in buying a week or at a resort
that may not be exactly the one they were looking for, but close.
Good luck in selling your unit, and remember that hefty upfront fees on the order of
hundreds of dollars will not make your timeshare sell any faster, if at all!
